Fort Lauderdale · November 2026 edition

The Short List.

The buildings, the blocks and the people I'd point a friend to if they were moving here this month.

Prices are asking rents I pulled from public listing sites on Nov 2–3, 2026. They move weekly, specials even faster. Tell me your budget and I'll check today's numbers for you.

01 · The buildings worth it

Eight buildings, no filler.

All newer towers, all walkable to dinner. Most are running a move-in special right now. That's leverage, so use it.

02 · The neighborhoods, honestly ranked

Ranked by one test: can you walk to dinner?

Walk Scores from walkscore.com. Average rents are from Zumper (Oct–Nov 2026) and mix old buildings with new, so newer towers run higher.

  1. Flagler Village

Walk Score 89, the highest neighborhood score in the city. Arts-district blocks, new towers, the free Downtown Link shuttle, and the Brightline station close by. Average 1BR ~$2,375, 2BR ~$3,026. Watch for: the rail line runs along it, so ask about train noise for any unit you like.

  2. Las Olas / Downtown

The boulevard and the Riverwalk. Dining, shopping, the river, and Brightline a few blocks north. Newer towers run $3,700–5,400+ for 1BR/2BR. Watch for: it's the busiest part of town, so pick your street side carefully.

  3. Victoria Park

Walk Score 75. Tree-lined streets right next to downtown, mostly older and smaller buildings. Average 1BR ~$1,800, 2BR ~$2,200. In one small sample, it had the lowest share of high-risk flood-zone addresses of the group.

  4. Fort Lauderdale Beach

Walk Score 55. The ocean, Las Olas Oceanside Park markets, and the free Beach Link shuttle. There are no big rental towers here; it's mostly condos rented by their owners (1BR average ~$2,825). Watch for: you'll want the shuttle, a bike or a car to get downtown.

  5. Rio Vista · Las Olas Isles · Harbor Beach

Beautiful, quiet, waterfront, and car-dependent (Walk Scores 54, 38 and 18). Most addresses sit in high-risk flood zones. Great if you want a dock more than a dinner walk.

Living car-light: Brightline leaves from 101 NW 2nd Ave, about 35 min to Miami and 40 to West Palm. The free LauderGO shuttles run the Las Olas Link (Fri–Sun), the Downtown Link (weekdays) and the Beach Link (daily). The Water Taxi day pass is $38 and runs 10 AM–10 PM. Check gobrightline.com and fortlauderdale.gov for current schedules.

03 · What the money really gets you

Three budgets, side by side.

For context: the citywide average is ~$2,847 a month (RentCafe, Oct 30, 2026). Downtown, across every building, averages ~$4,168.

~$3,000

A new 1BR in Flagler Village (The Rise, EON Squared), or an entry 1BR at 10X Riverwalk or Coasterra, a block off Las Olas. Rooftop or resort pool, real gym, walkable.

~$4,500

A 1BR in a Las Olas tower (Veneto, Gables Riverwalk, Amaray), or a 2BR in Flagler Village or at Amaray. This is where wellness floors, concierge and coworking start.

$6,000+

A 2BR high up in the towers (Icon, Veneto, Gables), with river or skyline views, a rooftop that feels private, and Las Olas at the door.

Do the math on specials. $4,000 a month with 6 weeks free on a 12-month lease works out to about $3,540 effective. Renewals are usually priced off the full $4,000, so ask now what next year looks like.

The fees nobody puts in the headline

FeeWhat I saw
Application$125–150
Admin$250–350 one-time
Pets$500 one-time per pet, plus $15–35/mo pet rent
ParkingFrom $75/mo, and some buildings don't offer it at all
DepositOften $500 with approved credit

Examples from listings at Ora, Pearl, Coasterra, 10X Riverwalk and Icon, Nov 2026. Always ask for the total monthly cost in writing.

05 · The questions before you sign

Seven questions. Ask every one in writing.

Florida law, in plain English. This isn't legal advice, but it's what I'd ask.

  1. "What's my total monthly cost, not just the rent?"

Florida doesn't cap application, admin or amenity fees, and cities can't either. Get every recurring and one-time fee listed.

  2. "What's the gross rent, the net effective rent, and what will my renewal be based on?"

Florida has no rent control. A special lowers this year, and the renewal is usually priced off the full rent.

  3. "Where is my deposit held, and is the 'no-deposit' option refundable?"

Landlords must tell you where the deposit is held (§83.49). Without a claim, it comes back within 15 days; a claim needs written notice within 30. A "fee in lieu of deposit" (§83.491) is not a deposit and isn't refundable.

  4. "Has this unit or garage ever flooded? Where's my flood disclosure?"

For leases of a year or more, landlords owe you a separate flood disclosure (§83.512). Standard renter's insurance does not cover flood; NFIP contents cover runs up to $100k, with a 30-day wait.

  5. "What does it cost to leave early, and is it in a separate addendum?"

A fixed early-termination fee can't exceed 2 months' rent, and only if you signed a separate addendum (§83.595).

  6. "How much notice do I owe if I'm not renewing?"

Leases can require 30–60 days. Stay past the end without giving it and you can owe an extra month (§83.575).

  7. "If it's an owner's condo: what does the association need, and how long does approval take?"

Associations can require approval, charge an application fee (statutory base $150 per applicant) and set minimum lease terms. Get approved before you give notice where you live now.

Buying instead? In any condo three stories or taller, ask for the milestone inspection and the structural integrity reserve study (SIRS) before you offer. Those two documents tell you what's coming in dues and special assessments. On a resale you get 7 days (excluding weekends and holidays) to review the condo documents. File for homestead by March 1. Ask me how this month's ballot changes things for new residents.

A list is a start. Tell me your budget, your move date and the one thing you won't compromise on, and I'll narrow this to three and get you in to see them.
